Parking Lot and Entrance Pavers for Commercial Property

Most parking lots do not need to be rebuilt in pavers. What they usually need is the right material in the three or four places that take the most abuse and carry the most visual weight.

Where pavers earn their keep in a lot

Asphalt is the right surface for most of a parking field. It is fast to install and it is the cheapest way to cover a large area. What asphalt does badly is hold up at the points where vehicles turn, stop, stand and drip, and it does nothing at all for how the property looks from the road.

We use pavers at the entrance apron where traffic slows and turns, in crosswalks running from the lot to the door, in the islands and medians that break up the field, and in the drop-off or loading zone where vehicles sit still. Concrete pavers carry load without rutting the way asphalt does under a standing vehicle in August, and a paver crosswalk reads as a crosswalk from a distance without depending on paint that needs redoing every other season.

Base work for vehicle loads

A driveway base and a parking lot base are not the same specification. Vehicle weight, turning forces and the sheer number of passes mean a commercial paver area needs a deeper section, a heavier aggregate and more compaction than anything we would build for a home. We excavate to depth, build the base in lifts, compact each one, and set edge restraint that will not creep under repeated turning loads.

Where the lot carries trucks rather than cars, we build for the truck. Getting that wrong shows up as rutting and a wavy surface within a season or two, and the fix is to take it apart and do it again.

Drainage and the freeze cycle

Standing water in a parking lot becomes ice, and ice in a lot is a liability before it is an inconvenience. We pitch paved areas to move water to the existing catch basins, keep the runoff away from building entrances rather than across them, and set finished grades so the transition between asphalt and paver stays flush instead of developing a lip.

A permeable paver section is worth considering where a property is tight on stormwater capacity or where the town has runoff requirements on a site change. Permeable pavers let water pass through the surface into an open graded base rather than running to a basin. It is not right for every lot, it costs more up front and it needs periodic maintenance to stay permeable, but on the right site it solves a drainage problem and an appearance problem with one build.

Islands, curbing and the edges

Islands take the most damage in any lot, because they are what a plow hits and what a tire climbs. Granite curbing holds an edge that poured concrete curb will not, and it survives snow equipment that would break a concrete lip in a single winter. Doing it while the lot stays open

We phase this work so the property keeps functioning. That usually means building one section at a time, keeping entrances and the accessible route usable throughout, and scheduling the disruptive days around your traffic rather than in the middle of it. Paver work has a real advantage here over a full asphalt replacement, because a paver section can be opened to traffic as soon as it is compacted rather than waiting on a cure.
